+ C OMMUNICATION

E QUALS E XCELLENCE …..

T HE C OMPANY Teton Heritage Builders was established in 1996 as an innovative full service home builder in Jackson Hole, Wyoming. Since then we established our- selves in a niche market through a creative blend of sophisticated con- struction management, legacy quality craftsmanship and aggressive scheduling. In 2003 we opened an office in Big Sky expanding our services to include Southwest Montana.

THB consistently provides you with the highest quality construction in the industry. To be the best builder ,we also maintain the value of our clients’ homes by controlling costs. We do this by combining the over 200 years of construction experience in the working owners with the latest techniques in estimating, scheduling, budget- ing and project management. This blend of experience and technology allows our team to focus on our cli- ents and make a complicated process as easy, fun and cost effective as possible.

Our expertise allows us to offer both open book cost plus and guaranteed pricing . We take time to listen and understand our clients building objectives, budget and schedule. And be- cause we clearly understand the objectives we are confident in offering a no-surprises contract . We expect our clients to invest their funds in the distinction and beauty of their home, not a builder’s inefficiencies, and we are willing to prove it through the guarantee . T HE M ISSION Teton Heritage Builders is a premier construction company in the Western United States providing our clients buildings of ex– ceptional quality, character and value. THB utilizes technically sophisticated systems, unique human resources, high levels of organization and strong teamwork. We create a safe environ– ment that fosters mutually beneficial relationships for all stake– holders based on respect, honesty and integrity. G IVING B ACK At THB we believe in supporting our local communities. In 2008 we built a Habitat for Humanity home for a deserving Jackson Hole family. We spearheaded the “Builder’s Blitz” by manag- ing local volunteers and subcontractors in a one week start-to- finish build. We continue to support Habitat for Humanity’s vari- ous projects, like the Hall Street Project, through construction consulting, free estimating services and on site volunteer- ing. In Bozeman, we give back annually through the Rotary “Fix it Up Festival” each Fall.

A great home design is functional spaces, elegant forms, and cost-effective constructability. THB pro- vides services during the design phase to ensure that your quality, budget and schedule objectives are achieved. Firstly, we participate in a conversa- tion with you and the architect about quality and the material palette ( Design Intent Consen- sus ). Secondly, we ensure that the design tracks with the owner’s budget through Historical Cost Estimation and Value Engineering . And thirdly, we perform tasks to ensure that the home can be de- livered as quickly as possible ( Whole Project Sched- uling and Municipal Planning ). By continuing this strategic communication as the design progresses toward completion, we achieve clarity of mission and trust between the three part- ners. All elements we feel are critical to the suc- cess of a project of the highest quality. H ISTORICAL C OST E STIMATION & V ALUE E NGINGEERING Construction pricing in this region is unique and the market is constantly fluctuating. THB prepares a preliminary budget immediately upon receipt of all available information. Over the last 22 years we have developed a 40 page spreadsheet of histori- cal data tempered by the latest pricing from our subcontractors to provide you a realistic cost estimate even from schematic drawings. As the design progresses, we update our estimate to pin- point the final cost of the project. Using this data, W HOLE P ROJECT S CHEDULING Teton Heritage Builders develops and maintains a planning and progress schedule to coordinate and integrate your scheduling and the architect’s design efforts with material delivery and project sequencing. Our system is specifically designed to account for this region’s short building season for exterior construction. We identify mate- rials that have an impact on the schedule -up front- and we determine the key ordering dates accordingly. This approach allows us to meet your scheduling desires without material substitutions that could degrade the architectural design.

D ESIGN I NTENT C ONSENSUS An ongoing three-way communication involving you, the architect and THB as the builder, is ideally launched during the conceptual phase of the design. Here the creative design intent of the architect, your desires and budget, as well as THB’s understanding are thoroughly discussed to assure a seamless approach.

you can direct the architect’s efforts by adding to the design or refining it to meet your budgetary goals. If the program and budget objectives are starting to diverge we have developed user friendly value engi- neering spreadsheets that allow you to adjust the program based what you want to spend. In short, you stay in control of the budget.

5

M UNICIPAL P LANNING Teton Heritage Builders keeps abreast of the fast changing county and state building regulations and the personnel in charge of them. By working closely with planners and regulators from the beginning, we identify design elements that may become obsta- cles to quick approval of the project. B IDDING D OCUMENTATION Teton Heritage Builders prepares detailed contract bid packages to address areas of conflict and possi- ble overlap in subcontractor scopes. This practice safeguards against double payment for services. We also use our knowledge of local subcontractor capabilities to ensure that only those of proven qual- ity are allowed to bid on the project. We can expe- dite the schedule by awarding certain subcontracts, such as excavation, foundations, and log packages prior to design completion. Finally, we make recom- mendations regarding subcontract general condi- tions that limit owner liability, promote safety, en- courage equal employment opportunities, and ad- vance “environmentally friendly” processes.

The key to delivering legacy quality craftsman- ship in a no-surprises fashion is excellent listening and communication. Our weekly progress meet- ings and website communication portal , ProCore, lay at the center of this process. Through our steadfast use of these components we institution- alize listening and understanding. We effectively listen, repeat back to you, and memorialize the final finish selection decisions in a timely fashion so that the home is delivered with your quality ex- pectations in a timely and valuable man- ner. Each weekly meeting will address the guar- anteed budget, final finish selections, the sched- ule, and any program changes. ProCore serves as a way to publicly document the decisions and as a central cache of all the project information. C OST P LUS OR G UARANTEED P RICING = P EACE OF M IND We believe in our budgets and with over 20 years of historical cost data we know what Rocky Mountain construction costs. Consequently, we can provide detailed target estimating to come up with extremely accurate Cost Plus pricing or will put our purse at risk by giving Guaranteed Maximum Pricing (GMP) to you. You can rest as- sured that we will deliver on our budgets. In short, THB provides Peace of Mind . L EGACY Q UALITY C RAFTSMANSHIP Everyone can feel a truly well crafted home. The way you achieve legacy quality is by having the personnel on staff that have been imbued with a spirit to achieve excellence. There are 8 active THB owners in Wyoming and Montana and the THB team has over 200 years combined experi- ence in these working owners . We know how to build quality homes and we are passionate about what we do. Additionally, since our inception in 1996, THB personnel have always installed the fin- ish trim in our homes and many times we craft the logs, timbers, framing, siding and cabinetry. This pursuit of excellence starts at THB and spreads through our trade partners such that we deliver “magazine quality homes.”

9

E ASY AND C LEAR C OMMUNICATION Great communication requires great listening skills and great systems to keep information clear and orga- nized. THB stresses regular communication and in our weekly progress meetings. We deliver the infor- mation with written notes to ensure a clear understanding of decisions. In 2008, we added our website communication portal , Pro-Core, that creates a central cache of all the project information and enables easy transfer of drawings, requests for information, schedules, photographs, budgets, and punch lists. The difference between a tolerable and excellent construction experience is clear, friendly, and timely project communication. We recognize this and we excel at it. P RECISE P ROGRESS S CHEDULES Throughout construction we maintain our critical path schedule prepared during the design phase. We carefully track our crew and subcontractor progress and material deliveries to ensure that no unnecessary delays occur during construction. Also, if unforeseen conditions occur which will impact the completion date, we look for alternatives to get the project back on track. Our goal is to deliver your dream home when you want it. C HANGE O RDER C ONTROL AND V ALUE R ETENTION Nobody likes change orders – the owner, the architect nor the builder - because they are inherently ex- pensive. The best way to retain value is to avoid them by getting THB involved early in the process so that we have a clear understanding of the owner’s and architect’s design intent and define the work accord- ingly. Barring that, or if you change your mind, then we can buy the new program with a thorough under- standing of historical costs so that even a change order can be purchased at a reasonable incremental cost. The result is that THB built homes have value the day they are completed. Additionally, if you are using third party financing, we provide cash flow projections and draw requests for those teammates as well.

W HAT IS G REEN B UILDING ? Green Building is the practice of creating structures and using processes that are environmentally responsible and resource - efficient throughout a building's life - cycle from sighting and orientation on the lot to design, construction, operation, maintenance, renovation and deconstruction. Green Buildings are designed to reduce their overall impact on human health and the environment by:  Efficiently using energy, water, and resources  Reducing waste, pollution and environmental degradation  Protecting occupant health For example, green buildings can incorporate sustainable materials in their construction, feature water systems that reduce and reuse water, and incorporate highly insulated walls, floors and roof areas to reduce heating and cooling costs and energy consumption. S TANDARD G REEN B UILDING P RACTICES Green building techniques and design are considered for all Teton Heritage Builders projects. This approach helps decrease heating and cooling costs, increase indoor air quality, reduce operations and maintenance costs, conserve natural resources and water as well as make the most of natural light. The use of alternative energy sources - photovoltaic panels, geothermal heat pumps, and passive solar design - can dramatically decrease the fossil fuel consumption of a home. THB’s LEED Accredited Professionals incorporate many standard green building tech–niques into our homes. One common practice is the blower door test . This process is used to quantify air leakage. A blower door test uses a powerful fan that mounts into an exterior door frame to pull air out of the house, thereby lowering the air pressure inside. The higher outside air pressure then flows in through all unsealed cracks and openings. Once these leakage areas are identified materials such as caulking, weather strips, and spray foam are used to seal the areas and im- proves the home’s energy performance. C ERTIFIED B UILDINGS The US Green Building Council created LEED (Leadership in Energy and Environmental Design) certification to quantify how healthy and well environmentally balanced a build- ing is. Many of THB’s standard construction processes count towards LEED certification. We combine practices such as the use of recycled materials, energy efficient sys- tems, ensuring building envelope management, irrigation design and pollution management. Our LEED Accredited Professionals will work with the designers to create a de- sign and construction plan that will meet LEED certified levels (albeit Silver, Gold or Platinum).

KEY PERSONNEL

The key to legacy quality is great communication, experience, and people that care. Following you will find brief histories of our key personnel that describe our dedication to the craft, our experience, our acco- lades, and our love of the Rocky Mountains. You will also note that most of our key personnel are compa- ny owners . This is true because the core of Teton Heritage Builders has a proven track record of a dedica- tion to excellence. And if a teammate is dedicated to excellence, then why wouldn’t the THB owners want that person as a partner. The benefit for our clients is that you can rest assured that when a THB own- er makes a promise, our team is going to keep it. Please read about this great team that we have assem- bled over the year. Peter C. Lee - Head of Office – MT, President, Project Manager, Owner Peter co-founded THB in 1996 after being part of the development team of Indian Springs Ranch, a Jackson Hole luxury ranch community. Either he or his projects have also been featured in magazines including Cow- boys & Indians, Custom Wood Homes and Teton Home magazine. In addition, to his pas- sion for crafting beautiful buildings, Peter works hard to lower America's carbon foot print. He is a Structural Engineering graduate from Princeton University (Summa Cum Laude) and has a Masters in Business Administration from Harvard University. In 2003, Pe- ter moved to Bozeman to expand THB’s operations to Big Sky and Southwest Mon- tana. He and his wife, Tanya, have "come home" to Montana where they can ski, fly fish, ride horses and enjoy the Rocky Mountains with their 4 children. O’Gwin - Head of Office – WY, Superintendent, Owner Greg came to THB in 1999 with over 20 years experience in the construction industry. Russ consistently creates positive and long lasting relationships with his clients by providing clear communication throughout the entire building process. Russ was highlighted in Architectural Digest in June 1997 for his intricate log detail,. An avid fisherman, Russ has fished the waters from Alaska to Florida, but prefers the calm mountain rivers of his native Idaho.

Running the high mountain trails and rafting the Snake River are two of many activities in the summer for Mr. Dalby. Scott E. Walden - Superintendent – MT, Owner Scott returned to his native Montana with his family in 2006. Jessie Ellis – Project Manager – MT, Owner Jessi joined the Jackson Hole team in 2002 as the Office Manager. Jessi’s humor, warmth, wit and intelligence make her a cornerstone of our operations. Matt Lennon - Superintendent – MT, Owner Construction has always been a part of Matt’s life starting with building custom homes with his grandpa in Wyoming, Montana, and Nevada. After finishing a degree in construction management he made the move from Wyoming to Montana. He has found his passion in building beautiful, and complex custom homes. He has finished large projects in Big Sky and Jackson Hole, and takes pride in the custom details. Matt understands it is a team effort to bring the visions of the owner, architect, and builder together to create lasting legacy’s that will serve as a place for generations of memories. When not at work Matt loves to spend his time outside playing with his family. He will often be found in the mountains with his lovely wife and four spirited children in tow. A fourth generation Montanan, Roger carries a deep sense of pride in everything he builds, constantly striving for perfection in every facet of the building process. With a passion for creating extremely high quality custom mountain homes, Roger is right at home at Teton Heritage Builders. “I love the fact that if a client can dream it, we can make it a reality and the end result will be the highest quality possible”. Roger and his lovely wife, Leah, live just outside of Bozeman. When not working, they are always on the water somewhere in Montana, with a flyrod in hand. Jackie Kline- Superintendent Jackie grew up in Johnstown, New York and attended college at the University of Ver- mont where she earned her B.S. in Civil Engineering. After college, she went to work for the Town of Essex Public Works Department as a Stormwater Engineer. Robert K. Donaghey - Business Development / Client Relations – Montana Robert came to THB with over 14 years in the construction field, first owning and operating a framing and drywall company, and, from 2001-2012, selling construction services. He has worked on multiple LEED certified projects in the past and his knowledge of the cur- rent trends and marketplace allow him to be a tremendous resource for THB clients. Rob- ert, his wife Kristie and their 2 children live in Gallatin Gateway, the Montana home of THB, where they have bred, raised and trained cutting horses for the past 10 years. When not occupied with work and horses, Robert can usually be found coaching youth sports for his children, mainly football, which is his passion. Tim Strand — Trim Crew Foreman Tim comes to the THB team after working many years as a subcontractor on our many Montana projects. His attention to detail is un-matched in the field, and will continue to produce the finishing touches that everyone has come to expect in our homes. When he is not at work, he is spending time with his beautiful wife, Nicole, and their 2 young chil- dren. Simone Bayens — Selections Coordinator, Assistant Project Manager Simone joined the THB Montana team as the Selections Coordinator and Assistant Project Manager on February 1st, 2016, coincidentally the 20th anniversary of the company, after many years working as a licensed architect in Atlanta GA, and most recently, in Bo- zeman, MT. She spent the first 7 years in business working on hotel and spa projects for Cooper Carry Architects in Atlanta before eventually starting her own company, Arche- type Architecture, where she has focused on high-end residential projects for the past 15 years. Simone has 3 beautiful and crazy daughters, and when she has the free time, you can find her trophy fishing, as much as possible, on the gorgeous lakes and rivers of Mon- tana. Burton R. Mills – Business Development / Client Relations – Wyoming Burt comes to Teton Heritage with a unique perspective – he was a client in his role as Vice President in the Club at Spanish Peaks, Big Sky, MT organization. That experience convinced him that Teton Heritage was the premier builder in the Rocky Mtn. front. He brings 40 plus years of experience living, working, and playing in the mountains. Born in New England he and his family moved west 20 years ago. He and his wife Ann have four children, all homeschooled, one a junior in college with the rest to follow. Burt enjoys hik- ing boots, bicycles and various clubs as a means to recreation. Matt McGhee - Assistant Project Superintendent From Mebane, North Carolina, Matthew moved out to west to follow his passion of build- ing custom homes and to get back in the mountains. He has always had a knack for building and seeing things come together from the ground up. Matthew graduated from Appalachian State University in Boone, North Carolina with a B.S. degree in Construction Management. He started his career with a large commercial contractor in the Raleigh/ Durham area working on complex projects as a project engineer, eventually working up the ranks to Superintendent. Outside of work he enjoys taking his kayak out on the lake, riding his mountain bike and dirt bike in the summer and skiing during the winter. Trever Bair – Assistant Project Superintendent Bozeman born and raised, Trever attended Montana State University where he earned a B.S. in Health and Human Performance. Construction has always been a passion of Tre- ver’s, as he has been framing, roofing, and siding homes in the Gallatin valley over the past 14 years. Trever finds great joy in building quality homes, and lasting relationships. He believes that communication, honesty, and integrity are the pillars of successful and en- joyable projects. When he is not at work, Trever will be outdoors with his wife and two chil- dren enjoying all Montana has to offer.
